Lipton Rogers Development LLP appointed us to develop a food and beverage masterplan to inform the base build design of 22 Bishopsgate, a 60-storey development in the City of London. This development is seen as a real opportunity to set a new benchmark legacy for building performance by providing services to tenants that do not exist in other buildings unless provided by the tenants themselves.
Carrying out a preliminary assessment of the base build design, we provided advice that ensured the optimum letting flexibility could be achieved and included sensible provision of MEP infrastructure to support catering functionality that tenants may require.
Strategic planning and technical foodservice advice to the project team built up an assessment of potential tenant requirements. Key was the consideration of the currently unknown mix of financial services, professional services and TMT firms occupying the building
Detailed analysis and modelling clearly defined the projected benefits to tenants of not having to provide their own catering facilities, quantifying financial savings in terms of space (rent), operating cost and energy costs for a range of possible tenant headcounts.
We outlined the central amenities to be provided throughout the building, including food and service concepts, space budgets and blocking layouts. Critically, a clear operational brief was developed, to set out how goods would be received and transported around the building. This addressed the requirement to utilise an off-site logistics hub in response to a planning requirement stipulated by the City of London limiting the number of deliveries allowed to less than 50% of the number typically required for a building of this scale.
Preparation of a detailed commercial model to demonstrate the potential financial return to landlord and operator over a three-year period, further supported the business case for the landlord’s investment in central amenities.
